What is Mezzanine Finance?
Mezzanine finance works to bridge the gap between a development loan and the amount of funds you have to put into the project. The Mezzanine funder will usually take a second charge on the development, sitting behind the first charge of the ‘senior debt’ loan provider. Mezzanine funding can help to reduce the amount of deposit that you have to raise to get projects running.
How much can I borrow?
We can help you borrow up to 85% of your Development Value, or up to 95% of your costs. If you need to borrow 100% of your costs, then we do have Joint Venture funding available, please get in touch.
Can I do the work myself?
So long as you have experience of completing similar projects, then this won’t be an issue. If it’s your first project, or if it’s an increase in project size then there will be some areas we may need to look at such as

Yes, whether you need to borrow more than originally planned, or you want to divert your budget into a new project; we can help you by using Mezzanine Finance.
What costs are involved?
The upfront costs that should be budgeted for are typically a valuation report on the property/project, and for legal costs (for you and the lender). Any other costs involved such as arrangement fees can be added to the loan so don’t need to be budgeted for up-front.
Can I apply to a lender direct?
Historically, your bank may have offered you a loan for property development. In today’s climate, there are a variety of complex factors to consider when choosing the correct lender. Although some lenders may accept direct applications, we’d suggest working with a broker who can choose the right lender for you. You’ll be secure in the knowledge that you don’t run the risk of funding falling through, and that you’re getting the best deal.
Mezzanine finance is top up funding, which fills a gap when there is disparity between a developer’s equity and the amount the main lender will provide.
Mezzanine finance is usually secured funding; having a second charge over the property in question, allowing your initial lender to hold at first charge.
